I had the pleasure of working with Joseph white, and I can't speak highly enough of their professionalism and humility. They made my rental house period enjoyable experience. He was not only knowledgeable but also incredibly patient, taking the time to understand my needs and preferences. Their humble demeanor and dedication to my satisfaction were truly remarkable. They guided me through the entire process, from property viewings to lease negotiations, with grace and efficiency. Many have asked why I chose InStyle, and it's because of the great Google Reviews but mainly they are a Property Management only firm. Meaning, they don't sell properties and do this as a side revenue to their business.In moving interstate, I was really intent on having our family home taken care of by professionals whilst leasing it out. I always stated from the outset that we plan to return. In my consultation with the InStyle Property Manager, I was assured this is the reason they are in business i.e. looking after properties.We have since found out that our InStyle Property Manager, who covered North East Adelaide and a Co-Director, was inexperienced and lacked professionalism. We didn't receive our first 2 rental inspection reports, and when we called his response was "InStyle only provides it if there are adverse findings". I thought it was odd, but trusted the InStyle reputation.Then, we had multiple complaints from the gardener that the tenancy was not being properly managed and there was a dog on site - unbeknownst to me. This is when I called the property manager to discuss, and seek remediation. After multiple calls and messages to remind him to contact the gardener (whom at this stage raised their heightened concerns of our property condition), his ultimate response was "what would you like me to do and say to the tenants?" I was annoyed, but also realised I was locked into a term contract.I thought it may have been a isolated issue or the gardener may have gotten it wrong so I raised it with the InStyle Head Office. Outlining all of my concerns, and experience with our InStyle Property Manager. They were "taken back" by my feedback, but I could also gauge that this was something they were aware of in the background. To alleviate my concerns, as I told them I was going to leave, they miraculously presented me with my second inspection report and Cc'd me in all communication with the property manager.Eventually, after a year a bit of being with InStyle, I had enough. I called the office, relayed all my concerns once again and advised them I am ready to leave and have many strong referrals for alternate managers. However, I didn't believe in posting bad feedback on small businesses so wanted a right of reply. I was PROMISED earnestly to have my interim Property Manager, which was news to me, to call the following Monday. It was a Thursday.A week goes by, and I go to cancel my contract with InStyle as a promise was broken, after a period of frustrating service. Only to be sent an email that "WE HAVE SOLD" to a real estate company.Yes, they were in the process of selling the business when they promised to call me back, and understood I wanted to leave... I found out later via a very terse phone call they only sold the NORTH EAST RENTAL ROLL... clearly there were red flags in the company but they didn't care to look after the clients. Again, if I wanted a real estate company, I would have gone to one of the many I am presently associated with - my mistake.To make matters worse, the incoming real estate company tried to release our contract - because who wants to take on a disgruntled customer with solid grounds for their complaints? Only to be told that InStyle has sold our contract onto them with the Clause that we have pay the early termination fee.I suspect, as my husband is in business negotiations, that the incoming Real Estate Company would have asked InStyle to refund our contract amount so we could be released at no cost - it's the ethical business practice. However, I also suspect, given my experience with InStyle, they did not concern themselves with the issue.Hence, I am now riding out my contract whilst canvassing alternate Property Managers in Adelaide - even real estate ones.Take my review how you may, but I promise you I started out as a collaborative client who gave the benefit of the doubt. What this experience has taught me is being kind to small business just leaves you burnt and all the poorer for it, in every sense.

0 stars. We leased a brand new house that was falling apart from the second we moved in, had no A/C for 4 weeks during a heat wave last summer, the house was broken in to and a window was smashed wide open, it took 2 weeks for them to get a glazier to repair it (with multiple calls from me to follow it up, no proactive efforts from them at all, which led to mozzies & bugs in the house for weeks after, received inspection notices 4 days before wanting to inspect, staff would regularly drive by the house and we’d receive texts asking to mow the lawns at any given time. When we vacated the house we delivered all the keys to the office and then were asked for weeks to return them due to lack of internal communication, despite our notice of doing so to the property manager & it took 4 months & 10+ calls to CBS and SACAT to receive our bond after moving out due to their incompetency and lack of efforts to resolve the situation. Do not lease a property from these plebs.

I had an excellent experience with my real estate agent Joseph white , I have rented one of the property he managed for nearly 4 years. As a single mother it is very hard to obtain a rental property and he empathised with my situation and gave me a chance to obtain a rental property that he managed at that time . And when the owner wanted to sell the house that I was renting , he tried his best to find us another rental property that he has and was very patient with giving us time to find another house , although I didn’t obtain another property from him after I moved out from the one that I was renting from him , he still currently helping me to find another property to rent now . Highly recommended!! . Joseph is empathetic , very easy to deal with , good communicator , and he’ll go out of his way to help even if he gains nothing from it.

I rented a property through Instyle in 2021 with my friend and our dog and we were very happy with our experience. Our property manager was Joseph and he was fantastic. He and the agency made the rental process very easy for us. They were easy to communicate with, had good systems to log maintenance requests through, and were quick and helpful in resolving any requests or issues we had during our lease.

Its a shame there is no way to leave 0 stars. They do not care for tennant only landlordThey are only out to money grab we had black mould in out house no one cared had a different agent every other month fence falling down no worries. Roof falling down its ok power shorting out every time you cook dinner its fineUse the app to lodge maintenance.... theu they delete your request without rectifying issues.

I had such bad experience with property managers that I just end doing it on my own until I discovered InStyle. From monthly reports, routine inspections, EOFY financial statements, to having access to your portfolio via propertyme. It is such a relief knowing there are property managers that do what they are meant to do. I am very grateful to Sarah, for finding us the right tenant, to Hollie, Janet for patiently responding to all our anxious emails and calls and to everyone at InStyle for their dedication to property management.
